Booking Terms

Himokselle.net follows the terms below when booking accommodation services. These terms become binding on both parties as soon as the customer has made an accommodation booking.

Booking

Making a Booking

  • A booking is confirmed by paying at least 20% of the total price. The remaining balance must be paid no later than 30 days before the rental period begins.
  • The booking is binding from the moment it is made. The person booking must be of legal age.
  • The person booking must either stay at the property themselves or provide the details of an adult responsible person who will be staying there.
  • The property may not be passed on to minors or re-rented to third parties.
  • The person booking must make sure all guests are aware of these instructions and terms.
  • A booking cannot begin or end on a Saturday.

Number of Guests

  • No more people may stay overnight at the property than the stated capacity.
  • The property’s capacity may not be exceeded by visitors either, unless otherwise agreed with the landlord.
  • Camping with a tent or caravan/motorhome in the holiday property’s yard is prohibited.

Cancellation

  • If a booking is cancelled more than 30 days before the rental period begins, payments will be refunded.
  • No refund of the rental fee is given for bookings cancelled less than 30 days before the rental period begins.
  • The cleaning fee and the rental cost of bed linen, the hot tub, and other booked extra services are always refunded on cancellation.
  • An exception applies to the summer festivals (Juhannus, Iskelmä, and Jysäri), where free cancellation is available up to 60 days before the rental period begins.

Your Stay

Keys

  • We send the key codes via WhatsApp or text message on your arrival day between 12:00–16:00.
  • All our properties have self check-in via an electronic lock or key box, so you don’t need to pick up keys separately or worry about office opening hours. Once check-in time begins, you can drive straight to the villa’s yard and check in yourself.
  • The tenant must make sure all windows are closed and doors locked when leaving. The key must be returned to the locked key box. A lost key will be charged at the cost of replacing the locks and cutting new keys.

Check-in and Check-out Times

  • Your accommodation is available from 16:00 on your arrival day, and check-out must be completed by 12:00 on your departure day.
  • During Christmas week, New Year’s week, and ski holiday weeks 8–9, check-in is from 18:00 on your arrival day, and check-out must be completed by 12:00 on your departure day.
  • If availability allows, a late check-out until 18:00 on your departure day can be booked for the properties. The price is €100–200 depending on the property. Always confirm the availability of late check-out with customer service before booking.
  • Late check-out cannot be booked for ski holiday weeks or for Fridays.

Bed Linen

  • Sheets and pillowcases must always be used on the beds at our properties.
  • Bed linen can be rented made up on the beds alongside your booking.
  • We use Comforta Oy’s Nordic Swan Ecolabelled hotel textile service, which follows responsible energy, water, and chemical consumption practices.

Sauna and Hot Water

  • While the sauna stove is on, some cottages may have electric heating control in use, meaning part of the floor heating switches off while the stove is on. This ensures the property’s main fuses can handle the load. Once the stove is switched off, heating automatically returns to normal.
  • The villa has its own hot water tank with a limited supply of hot water. Heavy use will exhaust it, and reheating takes several hours. Moderate water use saves energy and ensures a comfortable shower for the last person in your group to shower too.

Smoke Sauna (available 1 May–1 Oct)

  • Smoke saunas are only available during the summer season (1 May–1 Oct) for safety reasons.
  • Special care must be taken when heating the smoke sauna, following the instructions found on site.
  • Heating a smoke sauna typically takes 4–6 hours, noticeably longer than a regular sauna.

Smoking

  • Smoking indoors is prohibited. Smoking indoors will incur an additional charge based on the costs caused by odour and discolouration, but no less than €250. Cigarette butts must be placed in ashtrays outside.

Checkout Cleaning

  • Although checkout cleaning is automatically included with the booking, it only covers the finishing touches. We expect the property to be left reasonably tidy after normal use: dishes washed, furniture and amenities in their place, rubbish taken to the nearest waste point, and stains cleaned up. The yard and terrace should also be left tidy. The address of the nearest waste point can be found in the villa’s details on the For Guests page.
  • If the above has not been done, or the property requires more cleaning than normal, the landlord will invoice the customer for the costs incurred.
  • If bed linen, towels, or other textiles have blood, vomit, wine, or other difficult stains on them, they will generally be thrown away and the cost of replacements will be invoiced to the customer.

Villa Amenities

Starter Pack

  • The property has a starter pack of basic supplies to get your holiday off to a smooth start. It includes toilet paper, paper towels, hand soap, dishwasher detergent, and baking paper. Supplies are limited and not intended to last your entire stay. If you need more, you’ll need to get them yourself.

Grills (available 1 May–1 Oct)

  • If a property has an electric, charcoal, or gas grill, it will be listed in the amenities list on the villa’s booking page.
  • Grills are only available during the summer season, 1 May–1 Oct.
  • The person booking is responsible for cleaning the grilling equipment and using the grill safely. The grill must always be switched off after use.
  • Lean-to shelters and kotas are available year-round.

Kitchen Equipment

  • The villas have normal cooking equipment, such as pots, a frying pan, and oven dishes. Every property also has a coffee maker and a kettle. If you know you’ll need a specific piece of kitchen equipment, such as an electric mixer or a stick blender, we recommend bringing one with you.
  • For safety reasons, the villas do not come stocked with spices or other food supplies. So bring your own salt and pepper too.

Dishware

  • Dishware sets are sized according to the villa’s guest capacity. There are at least as many place settings as there are beds — so an 8-person villa has dishware for at least eight.
  • Villas generally have relatively few formal table-setting dishes, so for a fancier table setting, it’s worth bringing your own.

Duvets and Pillows

  • The villas come with duvets and pillows, but without bed linen or towels. You can bring your own bed linen and towels, or rent them through Himokselle.net’s extra services. At some properties, bed linen must always be booked alongside the accommodation booking — this is noted separately in the property description.

Firewood

  • At our properties with a fireplace, firewood is included in the rental. However, only a limited amount of wood is allocated per stay.

Responsible Holidaying

Outdoor Hot Tub

  • Please put the cover back on the outdoor hot tub when you’re not using it. This saves electricity and keeps the tub warm and ready to use for longer.
  • Water must be added to the tub during your stay if the massage jets end up above the waterline. The tenant is responsible for topping it up.
  • The hose for filling the outdoor hot tub is usually found under the sauna benches. It connects in the bathroom in place of the handheld shower hose using a quick-release fitting (detach it by pulling the ring back). At some properties, the connection is outside next to the hot tub. If you need help, contact hot tub maintenance.
  • The tub’s filtration and heating won’t work properly if the water level doesn’t reach the filter, so topping up the water is very important.
  • The landlord is not responsible for problems caused by incorrect use.
  • If drinks, food, rubbish, or other foreign objects end up in the tub such that it needs to be professionally cleaned, the customer is responsible for the costs.
  • The customer is always liable for damage caused by misuse. For example, cigarette burn marks on the edge of the hot tub are not normal wear and tear. If jets are missing or broken, or the hot tub has otherwise been used against the instructions, repair costs will be charged to the customer.
  • The water is normally at operating temperature when your stay begins, but in exceptional cases where the water has had to be changed on your arrival day, it may not have had time to reach the 37–38°C operating temperature. The tub heats the water by roughly one degree per hour.

Electric Vehicle Charging

  • It is prohibited to use the property’s power outlets or engine block heater post to charge an electric vehicle. Electric vehicles must only be charged at a dedicated charging point; charging from other outlets poses a fire safety risk. The Länsirinteet car park (Länsikeskuksentie 11) has 10 charging spots.

Outdoor Fires

  • Outdoor fires may not be lit on the terrace due to fire risk and the risk of damaging wooden structures. Outdoor fires may be placed on the ground at least 2 metres from the villa and other structures.

Pets

  • Our properties are mainly allergy-friendly accommodation, which is why bringing pets to these properties is strictly prohibited.
  • Pets are, however, welcome at some properties — you’ll find this information in each property’s detailed listing. You can also search for pet-friendly properties on the homepage by selecting “Pets allowed”.

Compensation, Damages, and Insurance

  • The person booking is responsible for the property and its contents during the rental period. The customer must immediately report any damage they cause to the property or its contents and compensate the landlord for it.
  • For replacing broken or lost dishware and other small items, we always charge a minimum €45 service fee in addition to the replacement cost.

Breach of Rental Terms

  • The landlord has the right to immediately terminate the stay if the rental terms have been breached, or if guests cause unreasonable disturbance to other guests in the area.
  • Quiet hours apply in the area between 23:00–07:00 and must be observed.

Complaints

  • The customer must immediately notify the landlord of any shortcomings or defects regarding the service or the property. This allows them to be fixed or compensated, where possible, during the stay itself. If the customer has not contacted the landlord’s representative about the issue during their visit, they forfeit the right to any compensation.

Property Exteriors Are Monitored by Cameras

  • Our properties generally have security cameras at the entrances.
  • The purpose of the camera surveillance is to keep the property’s outdoor areas free of activity that doesn’t belong there, and to help investigate any misconduct.
  • The cameras are motion-activated and record footage.

General

Skiing

  • Himokselle.net is not responsible for the maintenance of the ski slopes and does not guarantee they will be in use during your stay. The slopes are operated by Himos Ski Resort, and up-to-date slope information can be found on their website.
  • Himokselle.net defines ski-in/out properties as being located no more than 200 metres from the nearest slope or ski lift.

Lost Property

  • We notify you immediately when valuables, mobile phones, etc. are found.
  • Low-value lost items are kept for 7 days, after which they are disposed of if the customer does not request their return.
  • A €45 service fee plus postage costs is charged for mailing items back.

Himokselle.net’s Right to Cancel or Reassign a Booking

  • In the event of force majeure (e.g. water damage, fire, or another cause preventing the safe rental of the property), or if the customer has not complied with the booking terms, Himokselle.net has the right to cancel the booking, in which case all payments will be refunded. Himokselle.net also has the right to move the stay to an equivalent cottage or villa if the customer’s booked property is withdrawn from the rental portfolio or is otherwise unavailable at that time. In such cases, the customer will be contacted and informed of the situation.
